A Full Strip & Re-Roof for a Period Home in Oldfield Park

Oldfield Park is one of the more characterful corners of Bath - long stretches of Victorian and Edwardian terraces, original stonework, period detailing. Most roofs in the area have held up remarkably well over the decades. But there's a point past the 60-year mark where patching stops being enough.

This was one of those jobs. KN Roofing & Building was brought in for a full re-roof on a period property in the area. Strip the lot back, sort the timber underneath, rebuild it properly with a mix of new and reclaimed materials. Every part of the roof was touched.

01 — The Challenge

Replacing an Aged Roof with a Modern, Watertight System

The original felt had perished, the battens were soft, and once the tiles came off, several rafters showed real rot at the eaves. Sections of the wall plate underneath had started going the same way. Patching it would've been pointless - the whole build-up needed redoing.

Re roofing cost is never small change, so the brief was straightforward: do the work properly, do it once, and quote the whole thing upfront. Our quote covered every stage with no hidden costs added later.

H3: Stripping the Existing Roof

First job was a full strip. Old tiles, perished felt, soft battens - all of it came off. The reusable tiles got sorted and stacked for the rear pitch, the rest cleared from site. Once everything was off, the timber underneath was finally visible properly.

H3: Sistering & Replacing Rotten Rafters

A handful of rafters had moisture damage - typical for a roof of this age. Rather than ripping every rafter out, we used a sistering approach: fix new treated timber alongside the existing rafter where the damage was partial, and only fully replace where rot had gone too deep. Saves time, saves cost, keeps as much of the original structure intact as possible.

The wall plate carries the load of the whole roof. Sections had started to fail, so repairs were carried out before any new build-up went back on. Skip this step and you're putting a brand-new roof onto a weak base.

H3: Re-Felting with Breathable Membrane & Treated Battens

With the timber sorted, the roof got re-felted with a modern breathable membrane. Big difference from the bituminous felt that would've been there originally - breathable membrane lets water vapour escape from the loft, but stops wind-driven rain getting in. Treated roofing battens went over the top, providing a stable, rot-resistant base for the tiles.

The front pitch was re-tiled in new double Roman roof tiles. Double Roman tiles are popular in UK roofing - distinctive twin-roll profile, strong weather resistance, decent coverage per tile. Whether spec'd as Marley double Roman roof tiles, Redland double Roman roof tiles or other roof tiles double Roman variants, the system performs well on a period home.


They come in a few finishes too - grey double Roman roof tiles for a more contemporary look, or warmer-toned clay double Roman roof tiles that suit older builds. Plus it cut the material spend, kept tiles out of skip, and preserved the heritage character on the rear elevation.

New lead valleys went in where the roof pitches met. The lead valley detail was formed properly to UK roofing spec, including the lead valley gutter detail underneath. Lead is still the standard material for valleys - lasts decades, copes well with thermal movement. Where existing leadwork needed sorting, we did full lead valley repair using fresh lead sheet rather than patching.

The chimney lead flashing was done properly too. Lead flashing around chimney is always one of the highest-risk leak points on any pitched roof. We shaped lead chimney flashing around each stack - the lead flashing around chimney stack, the front and side aprons, the back gutter - so water has nowhere to track in. Where the property had chimney stack lead flashing rather than a single apron setup, we adjusted the detail to suit.

Several coping stones along the gable walls had worked loose. Each one came off, the old mortar bed cleared, and re-bedded onto fresh mortar. Loose coping stones let water track straight into the wall head.

H3: New Fascia, Soffits & Guttering

Last on the list was a full strip and replace of the existing fascia, soffits, and guttering. Doing fascia and soffit replacement at the same time as the re-roof saves a serious chunk of money - scaffolding's already up, the team's already on site. Soffit and fascia replacement at this stage costs a fraction of what it would as a separate job. We fitted modern uPVC boards along with new high-capacity guttering.

Add it up and the fascia, soffit and guttering replacement cost came in well below split visits. Smart sequencing - same scaffold, same access, same team. Fascia soffit and guttering replacement done as part of the same project always works out better for the client.
